Can You Buy a Duplex or Fourplex With a VA Loan in Wisconsin?

VA loan for a duplex or fourplex in Wisconsin — Reward Our Heroes

Quick answer: Yes. A veteran can use a VA loan to buy a two, three, or four unit property with zero down, as long as they live in one of the units as their primary residence. Rent from the other units can even help them qualify. The catch is occupancy and, on larger buildings, a self-sufficiency test.

This is one of the most powerful moves in the VA benefit, and one of the least understood. Most veterans are told the VA loan is only for a single-family home. It is not. It can buy a Madison duplex, a Sun Prairie triplex, or a Fitchburg fourplex, and the tenants in the other units can help carry the mortgage while you build equity. Veterans call it house hacking.

This is part of our advanced series. For the full picture, start with Advanced VA Loan Strategies Wisconsin Veterans Should Know.

The core rule: you have to live there

A VA loan is a primary-residence loan. You cannot use it to buy a pure investment property. But a two to four unit building where you occupy one unit is still, in the VA's eyes, your primary residence. You generally have 60 days from closing to move into your unit. The other units can be rented from day one.

How rental income helps you qualify

  • The appraiser estimates the market rent for the non-owner units on a rent schedule.

  • The lender counts roughly 75% of that estimated rent as qualifying income to offset your payment.

  • That offset can meaningfully lower your debt-to-income ratio and raise what you can afford.

The self-sufficiency test on three and four unit buildings

Three and four unit properties carry an extra hurdle. The rental income usually has to cover the full mortgage payment on its own, which is the self-sufficiency test. Some lenders also add reserve requirements. These vary by lender, which is exactly why the lender you choose matters on a multi-unit file.

The property condition question in older Wisconsin buildings

Every unit has to meet VA property condition standards, and Dane County has a lot of older small multi-family buildings. If you are worried a VA appraisal will complicate a competitive offer, read The Truth About VA Appraisals in Wisconsin, and see how the Appraisal Repair Guarantee keeps a hero's offer competitive.

Where this actually works in Dane County

You will find more small multi-family near the isthmus and older Madison neighborhoods, in parts of Sun Prairie, and in pockets of Fitchburg and Monona. Newer suburbs like Waunakee and DeForest skew single-family. For where veterans are landing, see 5 Best Suburbs for Veterans in Dane County. This move pairs with the occupancy rules that make it possible and entitlement reuse for doing it again later.

Frequently Asked Questions

Can a Wisconsin veteran buy a duplex with a VA loan and rent out the other side? Yes. A veteran can buy a two to four unit property with a VA loan and zero down, live in one unit as their primary residence, and rent the others. They generally must occupy within 60 days of closing.

Does rental income help a veteran qualify for a multi-unit VA loan? Yes. Lenders typically count about 75% of the appraiser's estimated market rent for the non-owner units as qualifying income, which lowers the veteran's debt-to-income ratio.

What is the self-sufficiency test on a VA fourplex? On three and four unit properties, the rental income usually has to cover the full mortgage payment on its own. Some lenders add reserve requirements. It is one reason an experienced VA lender matters on larger buildings.

Can you buy a pure rental property with a VA loan? No. A VA loan is for a primary residence. The multi-unit strategy only works because the veteran lives in one of the units.
